Heuking Kühn Lüer Wojtek advised Wertgrund Immobilien AG in connection with the acquisition of the “Barthonia-Living-Portfolio“ in Köln-Ehrenfeld for the ac-count of the special AIF WERTGRUND Wohnen D. Seller was a joint venture of Europe-focused fund EPISO3, advised by Tristan Capital Partners, and Freo Group.
The portfolio comprises nine objects with 98 residential and commercial units (altogether 7,800 sqm) located in Venloer Straße and Vogelsanger Straße directly neighbouring the so-called “Koelnisch Quartier”, the former production sites of well-known perfume 4711 Echt Kölnisch Wasser. Except for the buildings Venloer Straße 233/233a/233b, all objects were erected at the beginning of the 20th centu-ry.
The “Barthonia-Living-Portfolio” is part of a larger area, the so-called “Barthonia-Forum”, comprising further commercial, in particular retail, space as acquired by the seller in 2015. The transaction has been accompanied by BNP Paribas Real Estate.
